PCLT uses a variety of models for affordable homeownership

Existing Homes Model

Under this model, applicants select a pre-existing home that is for sale in the Charlottesville area, or offer to bring the property within the PCLT. The PCLT purchases the land, while the home buyer keeps or purchases the house.

By taking the cost of the land out of the equation, PCLT helps make buying a home more affordable. As with every PCLT home, the home buyer then leases the land from PCLT while building equity on the “improvements.” If you find or own an existing home for sale that you believe would be a good fit for the PCLT model, please contact us!

Under this model, PCLT works with a developer and/or builder to construct a new home for a qualifying home buyer. The PCLT purchases and maintains permanent ownership of the land. Acquisition and Rehab Model

Under this model, PCLT acquires vacant homes or homes that are otherwise at risk of being acquired for speculation and rehabilitates them to become permanently affordable homes for low-income households in the region.

Habitat takes over the selection process, but the home buyers still go through the same steps as other PCLT home buyers. In the Habitat model, the community land trust purchases the land and Habitat constructs the home. The home buyer purchases the home and enters into a long-term land lease with the PCLT.
